Buyers look beyond the asking price alone: sustainable heating systems make a property more attractive

The housing market remains in a state of constant flux. Whilst location and living space were the most important factors for many years, sustainability and energy efficiency are now playing an increasingly significant role. Potential buyers are looking not only at the energy rating, but also at the existing systems and the potential for comfortable and efficient living.

A property that already features modern heating systems therefore often appeals to a wider target group. This is particularly true now that more and more households are actively seeking to reduce their energy bills and ensure their home is future-proof.

Underfloor heating is an attractive selling point

Underfloor heating is seen by many house hunters as a luxury feature that is also practical. The heat is distributed evenly, radiators are no longer needed, and residents enjoy a higher level of comfort. This also makes it easier to furnish rooms.

For existing homes undergoing renovation, dry-install underfloor heating offers interesting possibilities. As the system is relatively lightweight and requires little installation depth, it can often be fitted without major structural alterations. This makes it suitable for a wide range of property types, from flats to detached houses.

For sellers, this means that a property can be modernised more easily before it is put on the market.

Sustainability remains a key issue

As well as comfort, buyers are increasingly focusing on a property’s future energy costs. Heating systems that operate efficiently at low water temperatures complement sustainable technologies such as hybrid heat pumps or fully electric systems.

This results in a property that is better prepared for future regulations and changing energy prices. Estate agents are therefore noticing that sustainability measures are being mentioned more and more frequently during viewings and sales discussions.

A property in which investment has already been made in modern systems can therefore be more attractive to buyers who want to live comfortably straight away without the need for major renovations.

The right electrical solution for specific rooms

Not every room requires the same heating solution. In bathrooms, toilets, home offices or small extensions, electric underfloor heating. This system is relatively simple to install and can be a practical solution when connecting to a water-based system is less straightforward.

This technology is particularly useful for renovations involving just a single room. It provides extra comfort in areas used by residents on a daily basis, without the need to modify the entire heating system.

This creates a flexible solution that is well suited to various renovation scenarios.

A home ready for the future

For estate agents, it is becoming increasingly important not only to highlight the floor area or the number of bedrooms, but also the sustainable qualities of a home. Buyers value investments that contribute to lower energy costs, greater comfort and less future maintenance work.

A modern heating system can be a key differentiating factor in this regard. Particularly when combined with good insulation and other energy-saving measures, it creates a home that meets the needs of a growing group of buyers.

Although sustainability is not the only factor determining a property’s value, it does contribute to the property’s positive image. For many homebuyers, a comfortable and energy-efficient home is now a key factor in their decision to buy. This means that investing in modern heating systems is not only a choice for today’s living comfort, but also for tomorrow’s resale value.
