Tenants given priority when buying BrabantWonen
How does it work?
We offer properties for sale online on Funda and our websites. When we put a property up for sale, anyone (tenants and non-tenants of a housing association) can respond. During the first four weeks that the property is on the market, only tenants of social housing in the municipality are invited to view it. After viewing the property, you can make an offer. Tenants are given the opportunity to submit a single highest bid. If the best bid from a tenant is acceptable, the property is sold to that tenant.
If this is not the case, the property is opened up to everyone. Non-tenants are also invited to view the property and are given the opportunity to submit a single highest bid.
Conditions
There are a number of conditions attached to this priority scheme:
1 You live in social housing owned by a housing association in the municipality, are named on the tenancy agreement, terminate the tenancy agreement and leave the property vacant.
2 You do not have a temporary tenancy agreement.
3 We only invite tenants to the first viewing round. The property will be awarded to the person with the best acceptable bid.
4 You must be present during the viewing.
5 BrabantWonen determines which owner-occupied properties are subject to the priority scheme.
6 The priority scheme only applies if it is mentioned in the listing.
7 You cannot participate in the scheme if there are complaints of nuisance or suspicions of subletting in your current home.
8 When signing the provisional purchase agreement, you sign a statement that you are relinquishing your tenancy agreement.
9 You will live in the owner-occupied home yourself.
10 You may not sell the owner-occupied home to a third party for the first 6 months.
11 BrabantWonen reserves the right of award.
12 All other conditions for the purchase of a home apply.

Location:
The property is located at Wethouder Schuurmanslaan 4 on the edge of the Buitenpepers neighbourhood. This lively neighbourhood was built in the mid-1970s and is notable for its spacious layout. The renovated Rompertpassage shopping centre offers extensive shopping facilities. The bus stop and Station-Oost are nearby. The bustling city centre with its cosy terraces is about a five-minute bike ride away.
In the nearby Prins Hendrikspark, you can relax, go for a jog or dream away on a balmy summer evening by the water's edge. The Sportiom and other sports facilities around the nearby De Vliert stadium offer plenty of sporting opportunities.
Layout
The flat is located on the ground floor. First, you enter the hall, which provides access to all rooms: a separate toilet, the meter cupboard, a spacious storage room containing the mechanical ventilation, heat pump (thermal energy storage), boiler and connections for washing machine and dryer, the bathroom, two spacious bedrooms and the living room.
The bathroom has a walk-in shower, bathtub and washbasin.
The living room is very spacious and fantastically lit by the large windows. The open kitchen is equipped with all modern conveniences.
The flat has a parking space and storage room in the basement.

- The following NVM clause will be included in the purchase agreement: exclusion clause.
- The deed of transfer of ownership will be executed at Huijbregts Notarissen in 's-Hertogenbosch.
- The seller, Brabant Wonen, does not sell to investors or landlords. The purchase agreement
will include an owner-occupancy requirement.
- Purchase protection applies throughout the municipality of 's-Hertogenbosch. This means that you may not purchase owner-occupied homes with
a WOZ value of less than €260,000 (as of 1 January 2020) for the purpose of renting them out. The WOZ value
on the date mentioned is the value with a reference date of 01-01-2019.
