You're almost there!

It's an exciting time, and you're getting closer and closer to your new home. Here we explain in simple steps what to expect next:

Confirmation of signing the deed of sale

After you have signed the deed of sale, all signatories will receive a signed version. As well as the proof of signing (transaction receipt). These two documents are inextricably linked and are sent to the relevant notary.

2. Legal cooling-off period

After signing, a three-day reflection period begins. This gives you some time to think about whether you really want to go through with the purchase. You can dissolve the purchase within these three days without reason, but you must do this in writing, e.g. via e-mail. If you buy as an organisation (association, foundation, private limited company, etc.), no legal cooling-off period applies.

3. Binding conditions

The deed of sale may contain resolutive conditions, such as that the financing must be arranged. This means that there is a short waiting period in which everything has to be arranged. Does the financing not work out? Then you can cancel the sale free of charge. Please note: the conditions regarding how to cancel are clearly stated in the deed of sale!

Don't need a mortgage?

If you are buying the property without a mortgage, you don't need to worry about this step. Just make sure you transfer the full amount to the notary on time.

4. The notary arranges the transfer

The notary will contact you to make an appointment for the transfer. He or she will make sure everything is legally in order. You will receive a letter with information and the date/time of the notary's appointment, so keep an eye on it!

5. Do you need a mortgage?

If you need a mortgage, make sure it is arranged in time. The bank may want extra documents from you, and sometimes a valuation of the property is needed. Make sure you arrange this well in time so the transfer can go smoothly.

6. Inspection of the property

It is always a good idea to inspect the house shortly before the transfer. This way you can check whether everything is still in the same condition as when you signed the deed of sale. Our office will keep an eye on this with you.

7. The big day: transfer at the notary's office

This is the moment you are looking forward to: the transfer! You go to the notary to sign the final papers and the keys are handed over.

8. Move in and enjoy!
