Charging station at a rental property
You are planning to buy an electric car or you have an electric car and you are moving to a (new) rental property. What exactly about (having) a charging station installed at a rental property? Because despite there being substantial growth in the Netherlands of the number of charging points, it is still nice to have a charging post near your own home. In this article, we discuss the options, regulations and practical steps for a charging station at a rental property.
The options for a charging station at a rental property
When you own a house for sale, you basically decide whether you want to install a charging station on your own land near your home. With a rental property, this is a bit more complex. You need permission from the landlord or housing association. In principle, there are three possible scenarios for installing a charging station near a rented property:
Charging post on own premises: the simplest situation, but you still need permission from the landlord.
Communal parking space: for this, you need permission not only from the landlord or housing association, but often also from the VvE (Owners' Association) or the other tenants.
Public space: if the first two options are not feasible, you could ask the municipality to have a public charging station installed in your neighbourhood.
Do you have permission from the landlord or housing association and want to have a charging station installed at your rental property? Then ask for advice from charging station specialist Wallboxdiscounter. They can advise you on the most suitable charging station or wallbox for your electric car.
The steps for installing a charging station
Broadly speaking, you go through the following steps to install a charging station at your rental property:
Consult with the landlord: discuss your plans, explain why a charging station is necessary and indicate that it can increase the value of the property.
Check the technical possibilities: get a specialist to see if a power adjustment is needed in the meter box.
Get a quote: get advice from a charging station specialist and try to get a clear overview of the costs.
Obtain permission: present the quote and plans to all parties involved and, if necessary, draw up a written agreement to set out the arrangements and ownership of the charging station.
Get it installed: once all parties agree, the charging station can be installed.
Who pays for the charging station in a rental property?
As a landlord, you are not obliged to invest in a charging station at your rental property, but you may be willing to contribute. If you take on the full cost, it is important to make arrangements with the landlord about taking the charging station with you when you move. You can also share the cost, especially if the charging station makes the property more attractive to future tenants. And inquire about local or national subsidies that can reduce costs.
Meanwhile, more and more rental properties are becoming available with a charging station. Especially given the relief that has been in place since 2020 to install pipe infrastructure for charging stations at new-build and renovation properties with more than 10 parking spaces.
