Offices in Eindhoven are booming: what that means for the housing market in Brabant?

Anyone who has ever been in and around Eindhoven has probably noticed it a long time ago: the city is developing rapidly. New companies are establishing themselves, existing businesses are growing like crazy, and start-ups are springing up like mushrooms. No surprise then that more and more offices in Eindhoven are being added.

And do you know what is also growing? Exactly: the housing market. Because more jobs means more people who want to live in the region. And that suddenly makes your home in Eindhoven, or just outside it, a lot more attractive.

Working in Eindhoven? Then also like living nearby

Eindhoven has for years been a magnet for people working in tech, design or innovation. Big names like ASML and Philips attract international employees, while scale-ups in, for instance, the High Tech Campus scale up at lightning speed. Those people need somewhere to work, but also somewhere to live. And nowadays preferably within cycling distance of their offices.

This only increases the city's appeal to house hunters. Not only among starters, but also among families who want to live just outside the city in villages like Veldhoven, Nuenen or Best. That favourable location (and the peace and quiet) are an ideal combination for many people.

Office development as a driver of value

Office market growth is not just something that happens on a business park. It directly affects how attractive a region is to live in. And therefore also on the value of houses. New employment creates dynamism, more amenities and more demand for housing. And as any estate agent can tell you: more demand often means higher house prices.

For homeowners, of course, this is good news. And for house hunters? They would be wise to move in now. Because if the line of economic growth continues (and it looks like it will), house prices in and around Eindhoven will only go up in the coming years.

Think beyond Amsterdam

Whereas years ago investors opted en masse for Amsterdam, you now see more and more movement towards Brabant. This is only logical. The space, accessibility and scalability of cities like Eindhoven simply offer new opportunities.

Moreover, the prices here are (still) just that little bit friendlier. While competition on the Amsterdam housing and office market is fierce, Brabant offers a good alternative. For both companies and house hunters.

As an entrepreneur, do you want to head for the capital? ThenAmsterdam is of course still a logical place, especially if you are internationally oriented. But if you take a smart look at what's going on right now, you'll see that Eindhoven is rapidly developing into an attractive and strategic alternative.

Why timing is so important

It is very interesting to keep an eye on what is happening in the office market. New companies often establish themselves in waves, and as soon as a major player settles down, a chain reaction often ensues. Before you know it, a whole new business park has been developed and residential areas shoot up around it.

So: are you looking for a new place to live? Or are you considering selling your house? Then this is the time to take a good look at what's happening in Eindhoven. Not only on the housing market itself, but also on the business side. Because that is where the movement that pushes up house prices starts.

Living in a region with growth potential? Brabant is your place

Eindhoven is more than the city of lights of yesteryear. With a vibrant economy, a progressive office market and plenty of room for growth, it is the region to invest in. Whether with a house or with your company.
