Tenants’ right of first refusal when BrabantWonen properties are put up for sale
How does it work?
We list a property for sale online on Funda and our websites. When we put a property up for sale, anyone (tenants and non-tenants of a housing association) can respond. During the first four weeks that the property is on the market, only tenants of social housing in the municipality are invited to view it. After viewing the property, you can make an offer. Tenants are given the opportunity to submit their highest bid on a one-off basis. If the best bid from a tenant is an acceptable offer, the property will be sold to that tenant.
If this is not the case, the property is opened up to the general public. Non-tenants are also invited to view the property and are given the opportunity to submit their highest bid on a one-off basis.
Conditions
This priority scheme is subject to a number of conditions:
1 You must live in a social housing property owned by a housing association in the municipality, be named on the tenancy agreement, give notice to terminate the tenancy and leave the property vacant.
2 You do not have a temporary tenancy agreement.
3 During the first round of viewings, we invite tenants only. The property will be awarded to the person with the best acceptable offer.
4 You must be present in person during the viewing.
5 BrabantWonen determines which owner-occupied properties are covered by the priority scheme.
6 The priority scheme applies only if it is mentioned in the property listing.
7 You cannot participate in the scheme if there are complaints of nuisance or suspicions of subletting regarding your current home.
8 Upon signing the provisional purchase agreement, you must sign a declaration stating that you are terminating your tenancy agreement.
9 You must live in the property yourself.
10 You may not sell the property to a third party during the first 6 months.
11 BrabantWonen reserves the right to award the contract.
12 All other conditions governing the purchase of a property apply.
Stadskampstraat is situated on the western side of the town, opposite the new hospital and a stone’s throw from the new ring road. This provides excellent access to the A2 and A58 motorways. It is therefore a prime location, as the town centre is also just a 5-minute cycle ride away.
The property offers approximately 86 m² of living space, 349 m³ of volume and is situated on a plot of approximately 167 m². The stated plot area is for guidance only; the plot has yet to be surveyed. The costs of this survey are to be borne by the buyer.
