Tenants’ Priority When BrabantWonen Sells a Property
How does it work?
We list a home for sale online on Funda and our websites. When we list a home for sale, anyone (tenants and non-tenants of a housing authority) can respond. During the first 4 weeks that the home is listed for sale, only tenants of social housing in the municipality are invited to view the property. After visiting the home, you can submit an offer. Tenants are given the opportunity to submit their highest bid once. If a tenant’s best bid is an acceptable offer, the property is sold to that tenant.
If this is not the case, the property is opened up to the general public. Non-tenants are also invited to view the property and are given the opportunity to submit their highest bid once.
Conditions
This priority scheme is subject to a number of conditions:
1 You live in a public housing unit owned by a housing authority in the municipality, are listed on the lease, terminate the lease, and leave the unit vacant.
2 You do not have a temporary lease.
3 During the first round of viewings, we invite only tenants. The property will be awarded to the person with the best acceptable offer.
4 You must be present in person during the viewing.
5 BrabantWonen determines which owner-occupied homes are eligible for the priority scheme.
6 The priority scheme applies only if it is mentioned in the listing description.
7 You cannot participate in the program if there are complaints of nuisance or suspicions of subletting regarding your current residence.
8 Upon signing the preliminary purchase agreement, you must sign a statement waiving your lease.
9 You will live in the home you are purchasing yourself.
10 You may not sell the purchased home to a third party during the first 6 months.
11 BrabantWonen reserves the right to award the contract.
12 All other conditions for the purchase of a home apply.
