In 2011-2012 completely renovated and extended characteristic 1930s house with a surprising finish and a spacious garden in very popular location.
Centre, shops, schools and railway station are within walking distance. In addition, Boxtel is strategically located on the A2 with a direct connection to ‘s-Hertogenbosch, Eindhoven and Tilburg. There is plenty of parking in the vicinity.
This beautiful house from 1939 has been owned by the family of the current owners since the 1960s. In 2011, they decided to thoroughly renovate the house. At the time, the house was still in its original 1930s style. The renovation took over a year during which everything was tackled. During the renovation, the current owners strived to preserve as many of the authentic 1930s elements as possible. And where possible, old materials were reused. The result is impressive!
Here is a brief overview of what was done at the time:
- Drainage, gas and water pipes completely renewed.
- Electricity wires renewed and meter boxes replaced.
- 1.5-metre extension at the rear.
- Kitchen opened up and renewed.
- Window frames and windows replaced. Partly by wooden window frames, partly HLS plastic window frames with HR++ glass.
- Wooden floor and crawl space on ground floor replaced by concrete bearing floor, insulation, underfloor heating and cast floor.
- Retained original Terrazzo floor where possible. Repaired where necessary. No underfloor heating in kitchen and corridor for this reason.
- Roofs insulated, roofing scullery renewed.
- Original straw ceilings replaced with stucco net.
- Toilet on ground floor renewed, separate toilet created upstairs
- Bathroom renewed.
- Polyester dormer window (with plastic frames and electrically operated roller shutters) over the full width of the house.
- Second-floor bathtub and washbasin installed.
- Entire house plastered.
Layout
Ground floor
You enter the house in the hall with renewed meter cupboard and wardrobe. Through the hall you enter the corridor. Here you will find the toilet, the half-deep cellar cupboard and the passage to the living room. Here you will also find the original Terrazzo floor. The Terrazzo floor in the hallway and the toilet were partly renewed in 2011.
The living room has a modern, bright and fresh finish. The walls and ceilings are plastered, the floor is finished with a cast floor with underfloor heating. The original en suite doors have remained intact and are still present! The glass in the doors is as old as the house and very light pink in colour. There are recessed spotlights in the walls with built-in dimmers for atmospheric lighting.
The open kitchen is truly a picture and fully equipped. Think of a fridge, steam oven, oven, dishwasher, Quooker, 4-burner gas hob and extractor. The kitchen consists mainly of drawers, making everything easy to store. Here, too, you find the original Terrazzo floor, which is very practical to use. A walking door in the kitchen gives access to the spacious scullery/storage room, equipped with a large sink and a black-and-white chequered tiled floor.
Through the scullery or the French doors in the living room, we enter the back garden. The cosy south-west facing back garden is spacious and offers a lot of privacy. Seats have been created at various places in the garden. There is always a place in or out of the sun. For sun protection, there is a metal structure on which shade cloths can be installed. The back garden can be accessed via a back gate. The large gate offers the possibility to create a parking space.
First floor
A ‘lazy’ staircase leads to the first floor landing. This floor offers 2 spacious bedrooms, the bathroom, a laundry room and a separate toilet. The bathroom has electric floor and panel heating, a spacious shower cabin with steam function, a washbasin with heated mirror and mechanical extraction. In the laundry room you will find the connection for the washing machine, space for a possible dryer, racks to hang clothes, a double sink and storage space. This room offers access to a small balcony. If desired, the laundry room can be turned into a 3rd bedroom.
The floors of the bathroom and laundry room have concrete floors with tiles, the other rooms have the original wooden floors with carpet.
Second floor
The second floor is accessed by a fixed staircase. Here you will find a lovely open space. Currently, this space is used as a master bedroom. At the rear, a dormer window has been installed across the full width of the house.
The room can possibly be heated by a gas heater. The wooden beams have been kept in sight. The roof is insulated with high-quality insulating foil and panelled with the wooden boards of the original living room floor. Besides the dormer, the room is provided with natural light by 2 large skylights fitted high in the ridge. The Velux blinds on the skylights can be opened and closed by remote control. In the corner of the room, in the dormer, is the beautiful bathtub where it is undoubtedly lovely to relax. The wooden first-floor floor is mostly fitted with water-resistant Bolon woven vinyl. The closet wall in this room provides separation in the room and access to plenty of storage space.

- In 2015, the back facade window frames on the first floor were fitted with electrically operated roller shutters
- In 2018, the 6 cm cavity walls of the front and rear facade were post-insulated with Supearl EPS pearls
- In 2020, the overhead light in the kitchen was fitted with an electrically operated screen
- In 2021, the central heating system was split into 4 zones. Each zone has its own thermostat and can be operated independently of the other zones.
- In 2021, the interior of the central heating boiler was completely replaced by Nefit.
