Energy label application mandatory when selling your home

Are you about to sell your house? Then you can't escape it, you need an energy label. And no, this is not an optional extra, it really is compulsory. You don't just have to show the label at the transfer, but you also have to mention it as soon as you put your house up for sale. So yes, also on Funda, social media or that sign in the garden.

Why the energy label is so important

Buyers naturally want to know how economical your house actually is. The energy label tells them exactly that, with a score from A++++ to G. This way, potential buyers can immediately assess whether they will be stuck with a big energy bill or will be living comfortably and economically. Advertising without a label? That's asking for a fine and the same applies if you can't present an energy label at the transfer. Thus, taking out a fixed energy contract with Vandebron is a lot more pleasant with an A++++ label, than if you have a house with energy label C or lower. The tariffs may be more favourable than with many other providers, but this does not compensate for the energy loss due to the lack of cavity wall insulation, for example.

Apply for the label in time

It is smart to check in time whether your house already has an energy label. You can easily do this online with your postcode and house number. Turns out there is no label yet? Then you should call in an energy consultant to have one drawn up. Bear in mind that at busy times it can take a while before an adviser has time. So don't wait until the last minute to avoid stress (and fines).

New label after renovation

Have you recently invested in insulation, solar panels or other smart energy-saving measures? Then it is extra smart to apply for a new energy label. Your house will then often score a lot better, which increases its value and appeal to buyers. After all, you want all your sustainability efforts to be rewarded. Reason enough to apply for a new label, because who knows, there may be even more advantages.

Also compulsory for holiday homes

By the way, did you know that an energy label is not only compulsory for your home? Even if you sell or even rent out a holiday home, you must be able to show an energy label. People sometimes forget this, but it is just as compulsory.

How do you arrange it?

Fortunately, applying for an energy label is not complicated. An energy adviser will visit you, assess how energy-efficient your house is, and arrange the label for you. Then it is registered and you get a neat pdf that you can give to the buyer. They can't really make it any easier.

Tip for sellers

Start the application in time, even before you put the house up for sale. This way, your house will be online right away, neatly and completely, and you will avoid having to arrange a label in a hurry during the sales process. An estate agent can often help you find a good energy adviser.
